RENTALS IN THE VILLAGES

Just some info to help you be comfortable with our program.
WINTER RESERVATIONS: The months of January thru April are the high season for rentals in The Villages and demand is very strong. If you are a current renter and you want to return for the following year, it is best to contact us as soon as you can. We cannot hold a home for you. During the high season, the rental dates are as follows: Jan 2nd to Jan 30th: Feb 1st to Feb 28th: March 2nd to March 30th: April 1st to April 30th. We need at least 1 1/2 days in between changeovers for cleaning and inspections. This helps us to provide you with a clean home.

A USE SALES and/or TRANSIENT TAX is required by the State of Florida on all rentals of less than 6 month and 1 day duration. This varies by county from 11% in Marion County to 9% in Sumter County to 11% in Lake County.
The rental deposit is 25% of the rent and is credited towards the total rent plus a non-refundable $125 processing fee. The balance of the rent and other standard fees will be due in our office 2 months prior to your rental start date. FYI: the other standard fees are as follows: 1. Village ID fee: in order to use any of The Villages recreational facilities, you must have a Village Resident ID card. The cost is $50. Hyberger Rentals LLC will provide you with the forms and process your application to The Villages so they will have your ID cards available when you arrive. 2. Damages deposit: $400 if there are no damages, this deposit is refundable, 3. Cleaning deposit of $175 or less, depending on the size of the home. This is returned if you choose to do the cleaning but it must pass our inspection. The inspection is based on whether or not we believe the next occupant, owner or tenant, will be happy with the cleaning. For rental periods of 14 nights or less, the cleaning fee is non-refundable. We will provide the cleaning service. This is so you may have time to fully enjoy your stay. After all, you are on Vacation!!! 4. A few of our owners do allow a small pet. For those homes, there is a non-refundable pet fee of $250 to $300, again, depending on the size of the home. This is used to de-dander a home whenever a pet vacates.
Guest Policy: You may have guests at no extra charge however, you are not to have more than the house will legally sleep. Two bedrooms can sleep four. If there is a sofa bed then you can add two more to the number of allowed people. Call for information on other options.
Refund policy: If a reservation is cancelled 91 days before occupancy, all monies held are refunded except for the non-refundable processing fee. There is no cancellation fee. If the reservation is cancelled anytime during 90 days prior to occupancy, the rent plus the processing fee is not refundable. All other monies in your account will be refunded. If you request it, we will attempt to sublet the home for you and if we are successful, we will charge a fee of 15% of the rent. This is the same rate we charge an owner.
Helpful Hints: All our furnished homes have a washer & dryer, a nicely equipped kitchen and linens for the bath and bedrooms. (NOTE: Pots, pans and skillets are provided but if you have a very favorite cooking item you can't live without, you may want to bring it with you.) Silverware, glassware and dishes are provided.
INTERNET: All homes provide Internet service/WiFi.
Mail Forwarding: Per owner permission, effective Spring 2011, mail box keys can be made available for multi-month rentals.
